Roofing Projects in Miami, Row by Row

These roofing projects in Miami, Hialeah and Coral Gables are samples written for this demo site. Each row reads the way a finished job would be logged: the size of the roof, the days the crew spent on it, the type of roof and whether an insurance claim was part of it.

How to read a row

Roofers measure in squares, and one square is 100 square feet of roof. A tile re-roof takes longer per square than a metal one, and a flat roof with new insulation takes longer than a simple recoat, so the size and the days together tell you more than either alone. “Insurance claim” means the homeowner filed with their insurer and the job came with a full photo and damage report.

Why the rows are short

Every row comes with a short story of the job: what the inspection found, what the written price covered and how the permit and inspections went. Read a few before your own inspection and you will know what the visit looks like and what the paperwork should include.

Clay tile re-roof after city design review

A Mediterranean house in Coral Gables with an old clay tile roof and worn underlayment. Before the permit, the tile and its color went through the city's design review with samples and the product sheet. The job ran tile removal, deck repairs, new underlayment and new clay tile set to the approval's attachment pattern, with the ridge and hips finished last. The homeowner got a folder of dated photos and the final inspection card.

Barrel tile re-roof on new underlayment, tile reused where sound

A barrel tile roof in Little Havana that leaked at two valleys every rainy season. The tiles were mostly fine; the underlayment under them had dried out and split. The written price separated tile handling, new underlayment, valley metal and replacement tile for the broken pieces. The crew lifted and stacked the tile, laid approved underlayment, rebuilt both valleys and set the tile back with new tile from a close match where pieces had cracked. Every inspection on the permit passed on the first visit.

Flat roof replaced on a duplex, new drains and parapet flashing

A duplex in Allapattah with a flat roof that had been coated over and over until the coating peeled in sheets. Both units had stains near the parapet. The old roof came off to the deck, a few soft boards were swapped, and a new modified bitumen system went on with new drains and metal flashing along every parapet wall. The owner got photos of each stage to share with both tenants.

Old shingle removed, standing seam metal installed

An Edgewater home whose owners wanted off shingles for good. The inspection found sound decking and a weak spot around an old vent. The price listed tear-off, deck re-nailing, underlayment, panels, trim and the new vent flashing line by line. Standing seam panels went on with concealed clips fastened to the pattern in the product approval, and the vent was flashed with a factory boot.

Wind-damaged concrete tile roof replaced after a claim

After a hurricane, a Shenandoah homeowner found tile pieces in the yard. The inspection photographed every slope and logged cracked and slipped tiles across the windward side, with a temporary cover on the worst section the same day. The homeowner filed the claim with the photo report and an itemized estimate, and someone from the crew met the adjuster on the roof. Once the insurer settled with the homeowner, the roof was replaced on new underlayment with approved concrete tile.

Flat roof replaced with tapered insulation to stop ponding

A block home in Hialeah where water stood on the roof for days after every storm. The inspection found a sagging middle and a drain set too high. The new roof went on over tapered insulation that falls toward a lowered drain, with a new membrane and edge metal. The city's inspections were booked by the crew, and the roof now drains within an hour of rain.

Low-slope roof over a back room rebuilt after wind damage

Storm winds peeled back the membrane on a low-slope room addition in Hialeah. The crew covered it that morning and sent dated photos and a written report the same afternoon. The homeowner filed the claim, and the estimate split the tear-off, decking, membrane and flashing so the insurer could check each line. The rebuilt section ties into the main roof with new metal at the wall.

Shingle roof replaced with metal panels, new ridge vent

A pitched roof on one of Hialeah's newer streets, with shingles curling and a hot attic. The owner chose metal for the wind rating and the lighter color. The crew tore off to the deck, replaced a handful of soft sheets, laid approved underlayment and installed panels with a vented ridge balanced against the soffits.

Leaking tile valley rebuilt, broken tiles replaced

A ceiling stain in a Hialeah bedroom traced back to a valley where leaves had packed under the tile and rotted the underlayment. The crew lifted the tiles along the valley, laid new underlayment and valley metal, and reset the tile with a few replacements. The rest of the roof checked out, and the write-up said so.

Parapet wall leak fixed with new flashing and counterflashing

Water ran down an inside wall wherever a flat section met a parapet. Layers of tar had been smeared over the joint for years. The crew cut the tar out, installed new base flashing and metal counterflashing into the wall, and sent before and after photos the same day.

Storm-damaged tile roof documented, claim filed, roof replaced

A falling limb and high winds broke tiles across a Coral Gables roof. The inspection logged each slope in dated photos, the open section was covered the same day, and the report and itemized estimate went to the homeowner for the claim. After the homeowner and the insurer settled the claim, the roof was replaced with tile matching the original color, approved again through the city's review.

Terracotta tile roof with a dormer window under a blue sky

Tile and flashing reworked around a dormer window

A leak below a dormer window that two earlier patches had not stopped. The inspection found the step flashing missing on one side and tiles cut short against the wall. The crew lifted the tile around the dormer, installed new step and apron flashing, and set new tile cut to fit, then checked it with a hose test.
