Roofing in Hialeah, FL
Flat and low-slope roofs on block homes, plus the shingle and tile roofs on Hialeah's newer streets.

Hialeah, FL
Roofing in Hialeah starts with the block house. Street after street of concrete block homes went up here decades ago, and a lot of them still have the flat or low-slope roof they were built with, sometimes with an addition or a carport roof joined on later. The newer streets toward the west lean toward shingle and tile on pitched roofs. Both kinds of house get the same thing from us: a free inspection, photos of what we found, and a fixed written price.
Flat and low-slope roofs on block homes
A low-slope roof is only as good as the way water leaves it. Over the years, roofs settle, drains clog and old patches build up into ridges that trap water. Standing water does more damage than any storm: it finds every weak seam, softens the deck beneath it and lets sun and heat age the membrane faster.
When we look at a Hialeah flat roof, we look at:
- Where water stands after rain, and for how long
- The seams and the patches, especially old ones laid on top of each other
- The edges and the flashing where the roof meets a wall, an addition or a parapet
- The deck, by feel, for soft spots that mean water has been getting through
- Drains, scuppers and gutters, and where the runoff ends up
If the problems are in one area, a roof repair on that section is the fix. If the deck is soft in several places or the membrane is failing across the roof, a new membrane is the better spend, and the roof replacement price shows how much of the deck needs replacing as its own line.
Additions and carport roofs
Many Hialeah homes have a room or carport added on, and the join between the old roof and the new one is one of the most common leak points we see. The two roofs often have different slopes and different materials, and the flashing between them carries a lot of water. We open that joint, check the wood under it and seal it properly instead of adding another layer of coating on top.
Shingle and tile on the newer streets
Pitched roofs here face the same wind rules as anywhere in Miami-Dade. Shingles, tile and the underlayment beneath them all need an approval for the High Velocity Hurricane Zone, and the fastening has to follow it. On a shingle roof, wind lifts the edges first; on tile, the ridge and hip tiles go. Both are cheaper to fix early than after the next storm.
Storm season
Afternoon storms through the summer test drainage, and hurricane season tests everything else. If a storm leaves you with a leak or missing material, book a hurricane roof inspection and we’ll photograph the roof, cover any opening, and give you the paperwork. If you’re making a claim, our insurance claim paperwork gives your insurer the photos, the report and an itemized price. What happens with the claim stays between you and them.

Questions from Hialeah
Is a flat roof a bad roof?
No. A flat roof that drains properly and has sound seams can do its job for a long time. Trouble starts when water stands on it for days, so most of our flat-roof work in Hialeah is about drainage and seams, not tearing everything off.
Who issues the permit for a Hialeah roof?
Hialeah is its own city, so a re-roof inside city limits is permitted by the City of Hialeah's building department, not the county. We file it, schedule the inspections and keep you posted on each one.
Can you add insulation when you replace my flat roof?
Often, yes. Rigid insulation boards can go under a new membrane, and they can also be tapered to push water toward the drains. We price it as its own line, so you can see what it adds and decide.
Do you give the estimate in Spanish?
Ask when you call and we'll set that up. The written estimate lists every line the same way in either language, so nothing changes in the translation.
