Roofing Services in Miami: Tile, Flat and Metal

Terracotta roof tiles meeting at a ridge

What we do

Our roofing services in Miami cover four kinds of work, and most calls fit one of them: a new roof, a repair, a check after a hurricane, or the records an insurance claim needs. Tile, flat and metal roofs all come up every week here, often on the same street, so every service below is priced for the roof you actually have.

A new roof, built to the hurricane code

Miami-Dade sits in the High Velocity Hurricane Zone, which sets tougher rules than most of Florida for how a roof is fastened and which products may go on it. A roof replacement starts with a tear-off to the deck, then new underlayment, flashing and the covering you choose, each product carrying an approval for this zone. Barrel tile, flat tile, standing seam metal and modified bitumen on flat sections are all on the menu. The price is fixed in writing before the permit goes in.

Repairs that start with finding the water

Water on a ceiling is rarely under the spot where it got in. A roof repair traces it back, whether that leads to a cracked tile, a split seam on a flat roof or the flashing along a parapet wall, and fixes that point. You get photos of the problem and of the finished fix. When the roof around it is near the end of its life, the write-up says so plainly.

Hurricane damage, photographed and in writing

After a big storm, a tile roof can look whole from the street while tiles underneath have cracked or slipped. A hurricane damage inspection covers every slope and flat section, with dated photos and notes. If anything is open to the weather, it is covered first. If the roof came through fine, the report says that too.

The paperwork behind a claim

A claim goes better when the evidence is complete. Our insurance claim paperwork gives you dated photos, measurements, a written damage report and an itemized repair price you can send to your insurer, and someone can meet the adjuster on the roof if you ask. The claim itself is yours. Florida law keeps roofers out of negotiating claims and bars them from waiving or covering a deductible, and we stay on the right side of it.

Where we work

Every service is available in Miami, Hialeah and Coral Gables. Each town has its own building department, its own common roofs and its own quirks, and the area pages explain them. To book, use the form on this page or call the number at the top.

The services

Each service, in short

  1. Roof replacement

Tile, flat and metal re-roofs in Miami with approved products, a city permit and every inspection passed before the final bill.

A new roof in Miami-Dade has to meet the strictest wind rules in the state. We price it that way from the first visit, so the number doesn't move later.

  2. Roof repair

Roof repair in Miami for slipped or broken tile, ponding on flat roofs and leaks around vents, skylights and parapet walls.

Most Miami leaks come from three places: broken tile, tired flat-roof seams and the flashing where a roof meets a wall.

  3. Hurricane damage

Hurricane roof inspections across Miami-Dade, with dated photos of every broken tile, torn seam and lifted panel, and a written report.

A tile roof can look fine from the street and still have cracked or loose tiles that let water in at the next storm.

Wide aerial view of storm-damaged homes and downed trees
  4. Insurance claim paperwork

Dated photos, a written damage report and an itemized repair price for your roof claim. You and your insurer decide the claim.

Claims move faster when the paperwork is complete. We give you photos, a report and a line-by-line price you can send in.

Red clay roof tiles in long even rows

Clay tile re-roof after city design review

A Mediterranean house in Coral Gables with an old clay tile roof and worn underlayment. Before the permit, the tile and its color went through the city's design review with samples and the product sheet. The job ran tile removal, deck repairs, new underlayment and new clay tile set to the approval's attachment pattern, with the ridge and hips finished last. The homeowner got a folder of dated photos and the final inspection card.

Barrel tile re-roof on new underlayment, tile reused where sound

A barrel tile roof in Little Havana that leaked at two valleys every rainy season. The tiles were mostly fine; the underlayment under them had dried out and split. The written price separated tile handling, new underlayment, valley metal and replacement tile for the broken pieces. The crew lifted and stacked the tile, laid approved underlayment, rebuilt both valleys and set the tile back with new tile from a close match where pieces had cracked. Every inspection on the permit passed on the first visit.

Flat roof replaced on a duplex, new drains and parapet flashing

A duplex in Allapattah with a flat roof that had been coated over and over until the coating peeled in sheets. Both units had stains near the parapet. The old roof came off to the deck, a few soft boards were swapped, and a new modified bitumen system went on with new drains and metal flashing along every parapet wall. The owner got photos of each stage to share with both tenants.

Why Ironpeak Roofing

Three things on every job

  1. Built for the hurricane zone

Every product on your roof carries an approval for Miami-Dade's High Velocity Hurricane Zone, and the approvals are attached to the permit before work starts.

  2. One price, in writing

The written price lists the tear-off, the decking, the underlayment, the covering and the permit on separate lines. The final bill matches it unless you approve a change.

  3. Photos you can forward

Dated photos of the problem, the work and the finished roof, sent the same day. Clear enough for your insurer, your HOA or a landlord who lives out of town.

Insurance claims

The paperwork, done right

Your insurer decides the claim. What we bring is the record: clear, dated and complete, so nothing on your roof gets missed. If you want us there when the adjuster visits, we walk the roof with them.

  1. Photos with a date on every one

Each slope, each broken or lifted piece and the flashing, shot the day we inspect and sent to you the same day.

  2. A written damage report

What we found, where it is on the roof and what it means for the next storm, in plain words you can forward.

  3. A price your insurer can check

The repair or the re-roof split into lines: tear-off, decking, underlayment, covering, flashing, permit.

What we never do: read your policy for you, negotiate or settle the claim, or waive, rebate or cover your deductible.

FAQ

Questions about our services

Short, honest answers. Anything else, ask on the roof during the free inspection.

  • My house has a tile roof and a flat section over the back room. Do you price them separately?

Yes. They are different roofs with different materials and different failure points, so each one gets its own lines on the written price. A lot of Miami homes have both, and it is common for one to need work long before the other.

  • Which service should I book if I'm not sure what's wrong?

Book the inspection and describe what you have noticed, whether that is a ceiling stain, a cracked tile you can see from the yard or just a roof you know is getting old. The visit works out which service fits, and the write-up explains why.

  • Do you handle the permit, or do I?

We do. The permit is pulled in the contractor's name, the application lists the approved products going on your roof, and we book each inspection the building department calls for. You see the permit card in the window before work starts.
